Hammes was engaged by the University of South Florida (USF) to support their executive team with a strategic communication and business plan to advance the school's Morsani College of Medicine and Heart Institute in downtown Tampa. Hammes was subsequently engaged through a competitive process to provide owner's representative services for the development of the new facility.

Challenge

USF needed an owner's representative to manage the development of a flagship medical school and heart institute facility in downtown Tampa — a project USF would later describe as one of the most significant in USF System history, requiring rigorous budget, schedule, reporting, and developer coordination through planning, design, construction, and closeout.

Solution

Hammes provided owner's representative services during the planning, design, construction, and closeout phases of the project, including partnering with USF's staff to successfully manage the project. Hammes provided project budget management, schedule management, reporting and communication management, and developer coordination assistance.

The new 13-story USF Health Morsani College of Medicine and Heart Institute includes state-of-the-art clinical testing labs, exam rooms, and lecture halls and a series of teaching labs that will complement the lecture halls with additional dedicated space to conduct clinical trials. As a major tenant of the building, Tampa General Hospital leases the entire first floor to provide outpatient services including retail urgent care, imaging, and executive wellness. USF called the Morsani College of Medicine and Heart Institute "one of the most significant projects ever to be completed in USF System history." USF has become the most selective medical school in the state of Florida, with application rates rising since the initial announcement of the Morsani College of Medicine project. The location of the new facility itself is a major draw, with the "Water Street Tampa" neighborhood becoming the world's first WELL Certified city district.
