Hammes served as the developer for a healthcare facility for seniors, providing guidance on all aspects of the project from development, planning, construction, and property management.
A Chicago-based healthcare provider identified the need for expanded geriatric medical services to better serve the growing senior population in the Southwest Chicago suburbs. With a geriatric specialty group already in the area, the system wanted to consolidate existing practices into a single, conveniently located facility dedicated to delivering an exceptional healthcare experience for seniors. While the healthcare system owned land that would serve as an ideal location for the new facility, it did not have the capital to finance the project independently.
In addition, during the planning phase of the project, the healthcare system found that its vision for the new facility was not consistent with the available budget.
Hammes provided a complete turnkey development solution for the new "Healing Arts Pavilion." Hammes worked closely with the system and a new architectural partner to find a design that could accommodate the goals and vision for the new facility while staying within budget constraints.
The Healing Arts Pavilion facility feels warm and inviting with a three-story glass curtain wall tower with a large porte-cochere at the main entry, a hotel-like concierge entry and gathering space with a fireplace and café, as well as high-end finishes throughout. The site includes radiant heated sidewalks and extensive site lighting.
The facility features 26 exam and procedure rooms, labs and private offices with a mix of primary and specialty physicians catering to the senior population.
Ownership and financing of the Healing Arts Pavilion are provided by Hammes Partners — the institutional investment platform — enabling the healthcare system to consolidate its geriatric practices into a purpose-built facility without independent capital outlay. Property management is provided by Hammes on an ongoing basis.
