
As part of its suburban expansion plans, St. Luke's Health, in collaboration with its physician partners, wanted to develop a new hospital in northwest Houston.
This was during the financial crisis, when access to capital was difficult. A further challenge was that St. Luke's needed to open the hospital within an expedited timeframe.
Hammes was initially engaged to evaluate the demand, demographics, and competitive landscape of the northwest Houston hospital market. As part of this analysis, Hammes made room number and size recommendations for every potential clinical and non-clinical department of the proposed hospital. Hammes also provided St. Luke's with financial projections for the hospital and a physician needs analysis. Hammes was ultimately engaged by St. Luke's to serve as the developer for the project, providing the capital required to get the development off the ground. Throughout the course of the project, the Hammes team worked diligently to ensure all timing hurdles were met. The hospital was completed within budget and six months ahead of schedule.
The Vintage Hospital is a beautiful facility that promotes patient healing through the utilization of open spaces, natural light, noise reduction, and patient rooms that overlook large trees and a lake. Hammes helped St. Luke's achieve a high-quality aesthetic throughout both the hospital and the attached MOB, while at the same time utilizing cost-efficient design and construction methods. This allowed CHI St. Luke's to offer attractive, high-end medical office space at aggressive rental rates in a competitive market. St. Luke's Health - The Vintage was named "Best Hospital in Northwest Houston" in 2013, 2014, and 2015 by Houston Community Newspapers' annual Readers' Choice awards as well as one of "The 20 Most Beautiful Hospitals in the United States" by Soliant Health in 2014.
