Beaufort Memorial Okatie Medical Pavilion

Background

Beaufort Memorial is a not-for-profit hospital comprised of an acute care hospital and regional referral center. Hammes was first engaged by Beaufort Memorial to provide recommendations for an ambulatory network plan as part of its outpatient strategy to bolster market share. Hammes delivered an ambulatory implementation plan with five, 10, and 15-year timeframes that incorporated capital costs and financial projections.

Challenge

In executing its ambulatory plan years later, Beaufort Memorial sought to develop a medical office building (MOB) that would expand its ambulatory services/market share in southern Beaufort and Jasper counties and supplement its existing acute care regional hospital. Beaufort Memorial wanted a partner that could guide the development process and provide funding for the new MOB in order to free up capital for other projects.

Solution

Beaufort Memorial selected Hammes as the developer for its new MOB in Okatie, near Hilton Head, South Carolina. Bringing together our comprehensive expertise and local market knowledge, Hammes was able to solve for various challenges facing the project, including challenges associated with wetlands on the desired site and a tight labor market that made qualified talent hard to come by.

Having an established history with Beaufort Memorial, we understood their mission, goals and how to work effectively within the organization to fully meet the expectations of Beaufort Memorial and the project.

The new multi-tenant facility, which opened in November 2020, provides primary care, OBGYN, orthopedics, urgent care, cardiology, gastroenterology, neurology, vascular and general surgery, a breast health center, outpatient rehabilitation, laboratory and imaging services, and a full-service cancer center.

Project Milestones

• Hammes Advisory Services was engaged to develop an ambulatory network plan for Beaufort Memorial Hospital
• When it came time to implement the plan years later, Beaufort engaged Hammes to develop a new medical ofice building to expand services in southern Beaufort and Jasper counties
• The project broke ground in August 2019
• The Beaufort Memorial Okatie Medical Pavilion opened to patients in November 2020
